Utz-Sanby Architects has been engaged to design this multi-residential project in Chatswood.
After producing a feasibility study to examine maximum development potential in the context of physical, financial and council restrictions a design for twelve residential units, with off street parking, tailored for the rental market was agreed on. Planning codes required 30% of these units to be adaptable. Overall height was restricted to 3 storeys, but allowed underground car parking and an "attic" storey.
This scheme proposes seven 1-bedroom and five 2-bedroom units. Wherever possible, natural ventilation and lighting is maximised to the units and the number of internalised bathrooms is limited. This theme continues to the common areas of the building, with large south facing glazing giving views to the parks from the main stairwell. Ground floor units have access to private outdoor spaces. For the higher units, generous north and south oriented balconies can be accessed from all of the open plan living, dining, kitchen spaces. Smaller, more private loggias can also be accessed from the east and west facing bedrooms.
Utz-Sanby have welcomed the challenge of designing a medium density housing project, whilst continuing to pursue and deliver environmentally responsive and sustainable architecture with design integrity.
